FIVE EASY STEPS TO BUY PROPERTY IN NORTH CYPRUS


1. Secure your ideal property with a deposit

once you have found the ideal property in North Cyprus, you can secure the property with a simple deposit and have it removed from the open market. In Northern Cyprus you can pay by cash or credit card or make a deposit from the UK via bank transfer. It can take up to 28 days for checks to be cleared through the banking system. A typical deposit is 10% of the final price. North Cyprus non-citizens must obtain a government permit to purchase property in the country, and such permits can take 4-12 months to obtain.


2. Finding a local lawyer in North Cyprus

Finding a local lawyer in North Cyprus is the easiest way to get permission is to hire a local notary or lawyer. In this process, hiring a lawyer is a better choice. Most Northern Cyprus lawyers provide bilingual services in both Turkish and English.Therefore, domestic lawyers will be an invaluable guide in the legal process of owning real estate. If you're making an off-plan purchase, you should consider hiring an independent attorney with no affiliation with the developer. Your attorney, including checking the company or person from whom you purchased the property, issuing your permits as a non-national to purchase a property, and confirming the status of title documents; will take care of your interests throughout the purchasing process. The government will calculate the transfer fees required to pay for the property based on the value of the property. Even if you are not in Northern Cyprus, you can give a power of attorney to your lawyer so that the purchase can be continued.


3. Read the Real Estate Agreement carefully

Whatever the subject matter, contracts should be properly reviewed and read.Real estate developers have standard contracts that your attorney should check to ensure that any contract clauses against your interests are renegotiated. Contracts should generally include:

  • Full property specifications including floor plans for new building properties

  • Official government site plan, provided by developer or vendor

  • Correct and valid title deeds

  • Payment and due dates schedules

The contract can be signed after all the items have been reviewed and agreed by both parties. 4. Payment

If you are purchasing an off-plan property, payments are usually made after certain work is completed, and the final payment secures the title deeds and keys to your property in North Cyprus.
